TBR LLC — Offers- Third-Party Inspection Services

(Independent Construction Verification — Beyond AHJ Inspections)
As a Licensed Third-Party Inspector, TBR LLC  can provide  a Independent third-party inspections to supplement local Authority Having Jurisdiction (AHJ) inspections. These services are intended to verify construction quality, improve code compliance, and reduce risk for owners, contractors, and lenders.

 

Important: These inspections do not replace required parish/city inspections and do not grant approval for occupancy. All work remains subject to AHJ approval.

Phase Inspections
  • Slab / Foundation – Footings, reinforcement, vapor barrier, anchor bolts, Ufer ground

  • Rough Framing – Structure, bracing, load paths, fireblocking

  • Rough MEP – Electrical (NEC), Plumbing (IPC), HVAC (IRC/IMC)

  • Insulation / Energy – IECC compliance, air barrier, duct insulation

  • Pre-Drywall – Full system check before cover

  • Final Inspection – General completion + safety items

Contractor remains responsible for all work and code compliance.
All work subject to AHJ approval.

BANK DRAW INSPECTIONS  SERVICES                                (WHAT THEY ARE)

A Bank Draw Inspection is a third-party site visit performed before a lender releases money on a construction loan.

The purpose is to verify how much of the work is actually complete so the bank can safely release the next payment (“draw”).

HOW THE PROCESS WORKS (STEP-BY-STEP)

  1. Contractor requests a draw

    • Example: “We are 30% complete — requesting $25,000”

  2. Bank hires or requires an inspector    TBR.

    • Independent verification — 

  3. TBR performs a site inspection

    • Verify work in place

    • Compare to plans and scope

  4. TBR determine % of completion

    • Based on observed construction progress

  5.  submit a report to the bank

    • Includes photos + percentage complete

  6. Bank releases funds (or adjusts amount)

    • Based on your findings

 

WHAT TBR WOULD BE VERIFYING

1. Work in Place

  • Slab poured?

  • Framing complete?

  • Roof dried-in?

  • MEP rough-ins installed?

  • Drywall installed?

2. Percent Complete 

Typical breakdown example:

  • Site work: 5–10%

  • Slab/Foundation: 10–15%

  • Framing: 20–30%

  • Dry-in (roof/windows): 10–15%

  • Rough MEP: 10–15%

  • Interior finishes: 20–30%

👉 You estimate overall % complete based on what’s actually done.

3. Stored Materials (Sometimes)

  • Materials on site (windows, cabinets, etc.)

  • Must be delivered and verifiable

4. Compare to Draw Request

  • Does contractor’s request match reality?

  • Overbilling vs underbilling

WHAT YOU REPORT

A proper draw inspection report includes:

  • Project address

  • Date of inspection

  • Current phase of construction

  • % complete (overall)

  • % complete by category (optional but better)

  • Photos (REQUIRED)

  • Notes on deficiencies or delays

IMPORTANT LIMITATIONS (CRITICAL NOTE)

This is NOT a code compliance inspection.

TBR would be......
✔ Verifying job progress

TBR will  NOT:
❌ Approving construction
❌ Guaranteeing quality
❌ Acting as engineer or AHJ
